What happens when you sell to a cash buyer?
You request an offer, the buyer sees the house once, and you get a written price. If you accept, a licensed title company clears the title, pays off what's owed from the sale and closes on your date. There are no repairs, showings, commissions or buyer financing to wait on.

The four steps
Tell us about the house
Fill in the form. Our team follows up to ask what's going on: the condition, who lives there, any taxes or liens you know about, and when you'd like to be done. There's no paperwork at this point, and nothing you say commits you to anything.
One walk-through, as-is
We see the house once. Don't clean, and don't fix anything. We're looking at the roof, mechanicals, foundation and layout so the repair estimate in your offer is real, not a guess made from a photo.
Your written offer, with the math
You get the number in writing, plus how we got there: comparable sales, a line-item repair estimate and our costs. Show it to family, an attorney or an agent. Ask anything.
Close on the date you pick
If you say yes, a licensed title company runs the title search, pays off any mortgage, back taxes or liens from the sale, and handles the closing. You get the rest. Leave behind whatever you don't want.
How your offer is calculated
Every cash buyer uses a version of this formula. We show you ours.
What it sells for fixed − repairs − holding & selling costs − our margin = your offer
| Sells for after renovation | $150,000 |
|---|---|
| Repairs (roof, furnace, kitchen…) | − $35,000 |
| Holding & resale costs | − $15,000 |
| Our margin | − $20,000 |
| Your cash offer | $80,000 |
Questions about the process
How long does a cash sale take?
It depends on the title. A clean title can close quickly, while probate, liens or back taxes take longer to clear. You pick the date, and the title company tells us both what's needed to get there.
Why is a cash offer below what an agent might list it for?
Because we take on the repairs, the holding costs and the risk of reselling. In exchange, you skip repairs, commissions, showings and buyer financing that can fall through. We show the math so you can decide if that trade is worth it.
What do I pay at closing?
No agent commissions. Any mortgage payoff, back taxes, liens and the state transfer or conveyance fee come out of the sale proceeds, and you see every line on the settlement statement before you sign.
Can I back out after I get the offer?
Yes. The offer is in writing and there's no obligation to accept it.
