How do I sell an inherited house for cash?

First, confirm who has the legal right to sign: the personal representative or executor named by the probate court, or the beneficiary named on a Michigan Lady Bird deed or an Ohio transfer-on-death affidavit. Then get a written offer. A cash buyer takes the house as-is, so there's no cleanout or repairs. A title company confirms the seller's authority, pays off any debts from the sale and splits the proceeds as the estate directs.

What families tell us first

  • You live in another state

The house is in Detroit or Ohio, and you can't keep flying in to deal with it.

  • It's full of a lifetime of things

Furniture, papers, a basement nobody has opened in years.

  • Siblings don't agree

One wants to keep it, one wants to sell, and nobody wants to manage it.

  • The bills keep coming

Taxes, insurance, utilities and lawn care on a house no one lives in.

  • It needs work no one will pay for

An older house with a roof, furnace or plumbing at the end of its life.

  • Probate feels endless

Court dates, paperwork and an attorney you've only talked to twice.

What we do

How we handle an inherited house

  • We work with your attorney

We coordinate with the estate's attorney and the title company, so the sale happens when the court paperwork allows it.

  • Sign now, close when it's ready

We can sign a purchase agreement while probate is still open and close once the seller has authority.

  • Leave everything behind

Keep the photos and keepsakes. Everything else stays in the house, and clearing it out becomes our job.

  • Remote closings

Heirs who live elsewhere can usually sign with a mobile notary, so nobody has to travel to close.

Before you sell

What to know first

Who can sign: Michigan vs. Ohio

In Michigan, if the house went through probate, the county probate court (Wayne County Probate Court for a Detroit house) appoints a personal representative and issues Letters of Authority. That person signs the sale. If the owner recorded a Lady Bird deed (an enhanced life estate deed), the house passes straight to the named beneficiaries without probate.

In Ohio, the executor or administrator appointed by the county probate court signs, sometimes with the court's approval, depending on the will. If the owner recorded a transfer-on-death designation affidavit, the beneficiary records an affidavit of confirmation with the county and can then sell. When several heirs inherit together, every owner signs.

What it costs to keep an inherited house

There's no legal deadline to sell an inherited house, but it isn't free to hold. Property taxes keep coming, and unpaid taxes can eventually lead to tax foreclosure. Many homeowner policies limit coverage once a house sits vacant, so call the insurer and ask about a vacancy policy. Utilities, lawn care and winter freeze protection add up, and an empty house is an easy target for break-ins.

That's why many families sell sooner rather than later, even if probate is still open. The purchase agreement can be signed early, with the closing set for when the paperwork is done.

Taxes when you sell an inherited house

Inherited property usually gets a “stepped-up” tax basis: its value for tax purposes resets to roughly what it was worth on the date of death. If you sell soon after inheriting, there's often little or no capital gain to report. Rules vary by situation, so confirm with a tax professional before you sell.

Everything in writing. Nothing hidden.

You see the offer, the math behind it and every line on the closing statement before you sign. If something doesn't make sense, we walk you through it.

How it works

Four steps, and you decide at every one

  1. Tell us about the house

Fill in the short form or call. It takes two minutes, and we'll ask what's going on with the property.

  2. One walk-through

We see the house once, as it is. Don't clean it, and don't fix anything first.

  3. Written offer

You get the offer in writing, with the math behind it. Take your time, and ask anyone you trust to look it over.

  4. Close on your date

We close through a licensed title company. You pick the day, and you leave behind whatever you don't want.

Questions heirs ask

Can I sell an inherited house before probate is finished?

You can usually sign a purchase agreement while probate is open. The closing happens once the court has given the personal representative or executor authority to sell.

Do I have to clean out the house first?

No. Take what matters to your family. We buy the house with everything else still inside.

What if my siblings and I disagree?

Everyone who owns the house has to sign, so it helps to have a written offer with the math on the table. It gives everyone the same number to discuss.

I live out of state. Do I have to come back to close?

Usually not. Closing documents can typically be signed with a mobile notary wherever you live.

Is there a deadline to sell an inherited house?

No legal deadline, but taxes, insurance and upkeep continue, and unpaid property taxes can lead to tax foreclosure over time.

Let's find the easiest way forward.

Start with your address. A written cash offer, no repairs, no pressure, and you decide at every step.
